As a real estate broker, I have heard all these questions, more times than I can count. My answer always has and always will change. This is solely because I must tailor my answer to who is asking.
Spring-Some people think the Spring is when the best properties are listed. This is a result of seller’s list mostly in the spring.
Summer- Others think summer is the best time. Families usually take advantage of moving in the summer to avoid children having to change schools.
Fall - Fall has mixed reviews I personally think that there is a huge rush in the fall as people look forward to celebrating the holiday season in their new home.
Winter- Winter gets a bad reputation if you asked me. I even know many agents that shared they take the winter months off. I love the winter months for buyers and sellers. Sellers have less showings but more serious buyers. In the Midwest, leaving the house in the winter, you have to be dedicated to the process!
Rates & Prices- Just as you are hoping both will drop, the reverse can happen. They can continue to grow. Many that decided to wait last year, are kicking themselves this year as rates are higher and prices have remained. What does this mean for a buyer? This means the same house that would have been $1200 monthly payment is now $1450 to buy.
The conclusion is that this question should be ask to self. As the broker I could help you figure out if you aligned to have a successful sale. However, remember that you are more aware of you needs, wants, and current financial situation than anyone else. All of this should be considered when deciding to buy or sell.
